What a 12 yard dumpster rental is for
A 12 yard dumpster rental from TS Dumpsters starts at $350 and includes 2 tons of weight across 7 days on site. It is the smallest container we run and the one that fits the tightest driveways.
At 12' it is short enough to sit on a single car driveway without blocking the sidewalk, which matters more in older neighborhoods than the yardage does. Compare every container on the dumpster sizes page.
Capacity
What Fits in a 12 Yard Dumpster
A 12 yard dumpster from TS Dumpsters holds one room taken back to the studs, or a garage that has not been opened in years. It is the size people book when they look at the pile and work out a pickup truck means six trips.
Read the right hand column before you book. Comfortable means the walls fill before the scale does. Weight limited means the opposite, and those are the jobs where a bigger container solves nothing.
| Job | Typical fit |
|---|---|
| Garage clearout | Comfortable. A single car garage clears in one drop |
| Small bathroom remodel | Comfortable, unless the floor is tile. Tile is heavy |
| Yard waste after a storm | Comfortable. Brush, branches and clean wood all go in |
| Shed or fence removal | Comfortable on dry lumber. Pressure treated runs heavy |
| Small roof tear off | Weight limited. Shingles reach 2 tons before the walls fill |
Weight is measured on a certified scale at the landfill and the ticket is available on request.

Sizing
Is a 12 Yard Big Enough for Your Job?
TS Dumpsters builds the 12 and the 15 to include the same 2 tons. Stepping up to a 15 buys two more feet of floor and six more inches of wall and no extra weight allowance, so if the load is heavy rather than bulky, the size is not what needs to change.
What pushes a load past 2 tons is density, not volume. Shingles are the usual one. Wet carpet is another, and in Florida carpet gets wet fast. Plaster and ceramic tile both run heavy for how little room they take.
Bulky and light is the opposite problem, and that is what a bigger box actually solves. Cabinets, framing lumber and furniture take room without taking weight. For those, the 15 yard, which includes the same 2 tons, is the right step up, and the 18 yard goes further again.
Roofing is the exception. Tear offs get their own container, priced by the ton rather than with an allowance built in: see roofing dumpster rental.

Questions
12 Yard Dumpster FAQs
Is a 12 yard dumpster big enough for a garage?
For a single car garage, comfortably. A two car garage packed to the rafters is closer to a 15 yard. If you are between the two, call and describe what is in there rather than guessing at the yardage.
Will a 12 yard dumpster fit on a single car driveway?
It is 12' long and 7' wide, which is the shortest container we run. Leave room behind it for the truck to tilt and roll off, keep the approach straight, and check for low branches and wires.
What happens if I go over 2 tons?
Overage is $80 per ton, which is what the landfill charges us, passed through with nothing added on top. The scale ticket is available on request if you want to see the weight.
Can I keep it longer than 7 days?
Yes. Extra days on this container are $25 each. Call before the term is up rather than after, so we can move the pickup instead of turning a truck around.
